When is an Environmental Assessment Needed?

Environmental site assessments are needed for a variety a reason. Frequently, buyers, sellers, and renters request assessments to check if there are any harmful contaminants present at a site. Similarly, these assessments may be needed before a new construction or renovation project to assess whether there are any harmful contaminants or hazards present at the site that may affect the health of the site or the people working it. These assessments will also estimate the costs of any remediation projects necessary and estimate the environmental impact the project may have. What are the Different Stages of an Environmental Assessment?

There are three independent phases to an environmental assessments and not all projects necessarily require every phase.

Phase I: This phase of the environmental assessment is to determine if there are any contaminants or concerns based off a visual site check, historical use reviews and a review of regulatory records. If the site passes all checks, no further assessments are needed, and your project can proceed as intended.

Phase II: If there are any indications that harmful materials may be present at the site, an inspector from Wright’s Environmental will test the site to confirm if there are any contaminants present and measure how many contaminants are present.

Phase III: In this phase Wright’s Environmental will create a plan of action to help remedy the site of any contaminants or hazards and provide a cost estimation for the project. Then, unlike competitors, Wright’s will put that plan in action for you and the team at Wright’s Environmental will come to your site and restore it to a condition where your original plan can continue.
